Replacement Survey Checklist for Door Maintenance Contractors

The survey fields we need to specify and fabricate a replacement aluminium door, shopfront or window from your site visit. Print it, take it to site and hand the completed sheet to the fabricator.

  • Outerframe + leaf measurement protocol (no rework on the order)
  • Hardware schedule fields — lock, closer, hinge, panic, threshold
  • Glass spec capture (toughened, laminated, IGU build-up)
  • Finish reference (RAL + photo procedure for ageing facades)
  • Failure-mode triage checklist (re-glaze vs replace leaf vs full doorset)

By Stephen Chappell, Managing Director, Kingsland Fabrications. Written for installers, maintenance contractors and commercial project teams.

Why we made this

Replacement enquiries often need clarification because a critical dimension, hardware detail, finish or photo is missing. Each extra question delays the point at which the fabricator can price the right scope.

We built this checklist around the information needed to distinguish a glass repair, replacement leaf and complete doorset, then specify the fabricated replacement. It captures the useful detail without turning a maintenance survey into a design exercise.

Print one for the van. Take it on replacement surveys. Hand the completed sheet — plus the relevant photos — to whichever fabricator you use. It gives the estimator a cleaner starting point and helps protect the margin in your maintenance order.

What's in the Checklist

1. Pre-survey triage

Decide on site: re-glaze, replace leaf, or full doorset replacement. Saves ordering wrong scope.

2. Outerframe measurement

"Measure three times, take the smallest" — head, threshold, jamb-to-jamb. Fixings vs reveal interface.

3. Leaf measurement

Top to bottom, hinge to lock edge — measured on the leaf, not the opening.

4. Hardware schedule

Lock + cylinder, closer, hinge/pivot, panic hardware, finger guard, kick plate, threshold type.

5. Glass spec capture

IGU build-up, toughened/laminated, low-iron, solar-control coating. Match or upgrade.

6. Finish reference

RAL number + daylight photo. How to handle finish ageing on visible facades.

7. Photo protocol

The 7 photos that drive a like-for-like fabrication. Saves 30+ mins of follow-up questions.

8. Submission set

What to send the fabricator — the survey sheet, relevant photos, specification context and required delivery date.
